Paradise Circus, Birmingham
Kings Cross, London
Brent Cross, London
King’s Cross is a vibrant new city quarter with shopping, galleries, cultural venues, bars, restaurants, homes, schools and offices, all set within 26 acres of parks, squares and open spaces. It is also the best-connected transport hub in London.
Savills Workplace & Design undertook a complete review of the base build, with a focus on daylight and aspect, core location and configuration, tenant leasing strategies and public space protocols. By rationalising the core-to-facade dimensions, we ensured the space planning and layouts worked well for future tenants. Entrances and stairs were developed for anchor tenants on the ground floor and mezzanine, whilst the terraces were configured to ensure they could work as event spaces.
The core was replanned to increase efficiency and the basement cycle spa of 260 bike spaces, changing rooms and showers, was completely redesigned. The ground floor, consisting of a restaurant, retail, and a cinema, was developed to ensure a clear and smooth flow around the space and designed with the occupier in mind.
Designed by Morris + Company, R7 forms part of the substantial redevelopment and is a new building to provide public amenities and tenant flexibility.
Working with Glen Howells Architects & Eric Perry Architects to align London market expectations with Argent’s redevelopment in a historic district in Birmingham.
Value added – Ground floor engagement with the public, core layout & riser distribution, high-density loading locations, tenant types & sub divisibility options, base build review tracker document, retail tenancy test fits & CGI marketing.
