KKS were asked by a major developer to retrofit a 1970’s concrete-framed office building in SW1, to enable them to offer of short term leases to commercial tenants until planning is granted for its residential conversion. The building’s linear floor plate, with windows on three sides, provides excellent natural light throughout. This, and floor plate efficiency, led KKS to select the 2nd floor for their own occupation, to support the growth of their practice.
The base building enhancements were, by the project’s short term nature, undertaken on a controlled budget. KKS created cost-effective, high-impact solutions to set the building apart. An extended entrance lobby, coalesced with the front facade, bold feature wall and open stairwell doors to promote access to the floors via the stairs, encouraging exercise and user wellbeing.
The original architectural style was highlighted by exposing the structure and ceiling services, increasing ceiling heights on all floors. 32-34 Great Peter Street presented KKS with the opportunity to not only design their space to reinforce their culture and brand, but where they could create a ‘laboratory’ environment for design innovation and adopt a flexible, agile workspace themselves.
Arrival at KKS’ office is in to a light, bright reception and breakout area with a kitchen directly behind. A large table provides a perfect setting for informal meetings or colleagues to eat together, with a comfortable seating area. The concrete floor and the exposed services, the fully glazed partitioning and feature lighting, creates an energised, dynamic activity-based workplace. The space encourages collaborative working and offers a choice of different work settings, giving staff the choice of where and how they would like to work.
