In January 2017, Landsec, the largest commercial property development and investment company in the UK, moved its office headquarters from eight levels at 5 Strand to Level 1 of 80-100 Victoria Street, a building that is part of Landsec’s extensive property portfolio in the Victoria area.

The floor plate of 80-100 Victoria Street is in two sections: 100 Victoria Street (11,000 sqft) is the client suite, whilst 80 Victoria Street is home to the entire workforce of 470 on one floor (41,000 sqft).

Programmed at the same time as the office fit-out, the building underwent a refurbishment of common areas as part of the ongoing asset management strategy. Even though this refurbishment was separate from Landsec’s relocation projects, it generated opportunities to enhance the Level 1 office access, visitor experience, toilet provision and tenant branding within lobby spaces.

Relocation provided Landsec with the opportunity to adopt a new workplace strategy aimed at increasing communication and collaboration. All employees, approximately 470 people, would now be located upon a single floor plate, designed to promote activity-based working. Landsec’s new environment combines an elegant and full-service client suite, with a wide variety of setting choices.

The design solution is neutral in tone, full of light and benefits from perceived enhanced floor-to-ceiling heights through the use of coffers and a bespoke lighting solution. Exposure to ceiling soffits and services with the workspace, and colour-coded neighbourhoods, increases the sense of well-being and productivity.

Landsec has completed their post-completion Leesman survey and reached a workplace satisfaction score of 81.7 Lmi. This is the second-highest score ever recorded in the Index. The pre-occupancy score was 56.6 – a 44% increase in satisfaction. This gives Landsec a Leesman+ accreditation.

The project achieved BREEAM Outstanding – the first in the UK for 2016 and won at the BREEAM Awards 2017 in the category of Offices (Refurb & Fit-Out).

Landsec also received the second-highest BREEAM fit-out score awarded to date of 92.3%.

Landsec is the first workplace in the world to achieve both WELL Certified Silver and BREEAM Outstanding, setting a global benchmark for healthy, sustainable office space.

The project was a finalist in the Lighting Design Awards 2017 in the category of Workplace Project of the Year and was shortlisted in the Mixology 2017 Awards and the New London Architecture 2017 Awards.
