One Finsbury Circus

1 Finsbury Circus is an elegant, high quality Grade II* listed Lutyens building. Partly redeveloped in the 1980s, its key components were life-expired or bespoke for a single occupier.
Refurbishment could have created a reasonably efficient, straightforward office building, but this conversion has been more ambitious, delivering accommodation of exceptionally high quality in which the common parts, lift lobbies and atrium create a set of interconnected, unique spaces.

To create long-term, sustainable investment value for the developer the building needed sensitive but effective up-dating that addressed contemporary occupier needs.
To maximise NIA, facilitate multi-occupancy and create a flexible, future-proofed building, floorplate areas were maximised at every level. WC accommodation was rationalised into a central location. Column sizes were reduced. Atrium balcony features removed, and external wall and mansard roof voids minimised.

The existing lift core only allowed single access into the main workspace. To enable multi-occupancy a linear lift lobby across the atrium, was installed allowing division between each side of the floorplate and through the central core.
Vertical distribution of centralised building services was also arranged, utilizing independent service and communication risers.

A typical upper floor can now accommodate up to three occupiers, each with their own reception, kitchen facilities, meeting rooms and general workspace. Fenestration details were emphasised, whilst ensuring each floor planning grid was optimised for views and potential fit-out arrangements. Natural areas ensured occupiers area able to incorporate communal facilities.

KKS client-side modifications included a dedicated express client lift, client terrace, and rear underground taxi tunnel. To maximise staff efficiency KKS proposed a 200-cover staff restaurant and a 250 seat multi-function auditorium..
