R7, King’s Cross

AWARD WINNING PROJECT

King’s Cross is a vibrant new city quarter with shopping, galleries, cultural venues, bars, restaurants, homes, schools and offices, all set within 26 acres of parks, squares and open spaces. It is also the best-connected transport hub in London.

KKS undertook a complete review of the base build, with focus on daylight and aspect, core location and configuration, tenant leasing strategies and public space protocols. By rationalising the core-to-facade dimensions, we ensured the space planning and layouts worked well for future tenants. Entrances and stairs were developed for anchor tenants on the ground floor and mezzanine, whilst the terraces were configured to ensure they could work as event spaces.

The core was replanned to increase efficiency and the basement cycle spa of 260 bike spaces, changing rooms and showers, was completely redesigned. The ground floor, consisting of a restaurant, retail, and a cinema, was developed to ensure a clear and smooth flow around the space and designed with the occupier in mind.

Designed by Morris + Company, R7 forms part of the substantial redevelopment and is a new building to provide public amenities and tenant flexibility.
