The Walbrook Building

The Walbrook is the redevelopment of a 1.6 acre prime City site with three existing Minerva properties; St Swithin’s House, Granite House and Walbrook House. Foster and Partners designed the landmark building to provide c. 410,000 sq ft of office space with retail and restaurant use on the Cannon Street frontage. The principal entrance to is positioned to the south of Mansion House.

KKS Strategy was a key member of the development team, advising on floorplate design and base build modifications such as lift lobby re-orientation, toilet reconfiguration and entrance enhancements to suit prospective tenants.

The scalloped facade cants back from the seventh floor presenting an interior challenge regarding the perimeter partitioning junction with the window mullions.

KKS resolved the issue with the development of bespoke technical details and assisted Foster and Partners with reflected ceiling plan layouts to complete an efficient strategy for cellularisation.

Once the floorplate design was optimised, KKS’s involvement extended into the production of industry sector marketing plans to illustrate the space potential for occupiers.

These included financial layouts for levels 1&2, corporate for level 4, legal for levels 6&8 plus an executive floor configuration on 9 to benefit from the views afforded by the acutely canted glazing at this level.

Specific test-fit exercises were also undertaken for prospective tenants.
